What Does a Professionally Heated Cleaned Roof Look Like Immediately After Cleaning?
The moment our team packs away the equipment and you step back onto the driveway to look up at your roof is always a good one. For many homeowners it is the first time in years they have seen the true colour of their tiles. But we also get plenty of questions on the day. Why is that patch lighter than the rest? Why can I still see a few black dots? Is it supposed to look this dark?
Knowing what to expect helps you judge the quality of the work and understand which changes are still to come. In this guide, we explain exactly what a professionally heated cleaned roof should look like immediately after cleaning, what continues to improve over the following weeks, and the signs that a job has not been done properly.
What Heated Roof Cleaning Involves
Before we look at the results, it helps to understand the process. Heated roof cleaning uses hot water at a controlled temperature with low pressure. At A&R, our heated roof cleaning runs at 60°C. The heat softens moss, algae, lichen and built up grime, which allows us to lift it from the tiles without the high pressure that can crack tiles, strip their surface or blow out ridge mortar.
A typical heated clean on our Silver and Gold packages includes:
- Removing the bulk of the moss by hand
- Heated cleaning of the tiles at 60°C with low pressure
- Applying a professional biocide treatment
- Gutter vacuuming and gutter cleaning
- Clearing and removing all debris from your property
- Roof tile sealing, on our Gold package, once the tiles are fully dry

What Your Roof Should Look Like on the Day
The original tile colour is back
The biggest change is the colour. Moss, algae and dirt are removed, revealing the true colour of the tiles. Clay tiles often return to warm reds and oranges, while concrete tiles show their original reds, browns or greys. Many homeowners are surprised by how different the house looks from the street.
The tiles look darker while they are still wet
Straight after cleaning, the roof is still damp, so the tiles look deeper and darker than they will once dry. Depending on the weather, the tiles usually dry within a few hours. Do not judge the final colour until the roof has fully dried.
Moss is gone from the tile surfaces, ridges and valleys
There should be no visible clumps of moss left on the tile faces, between tile overlaps, along ridge and hip tiles or in the valleys. These are the areas where moss holds the most moisture, so they should be cleaned thoroughly.
Some faint black or grey spots may remain
This is completely normal. Lichen grows small root like structures into the surface of the tile and bonds very tightly. Heated cleaning removes the bulk of it, but faint spots or shadows can remain on the day. The biocide treatment continues to work on these, and they fade gradually over the following weeks as rain washes the residue away.
Lighter patches where thick moss used to sit
You may notice areas that look slightly lighter or different in tone, often where large cushions of moss grew. The tiles under the moss were shielded from sunlight and weather, while the exposed tiles around them weathered normally. These differences usually soften over time as the whole roof weathers evenly.
Older concrete tiles may show their age
Concrete tiles are made with a surface coating that wears away over decades. On older roofs, cleaning can reveal tiles that look slightly rough or speckled, or show patches of grey where the coating has worn thin. The cleaning has not caused this. It was already there, hidden under the moss. This is where roof sealing or tile painting can help restore an even look and add protection.
Gutters are clear and water flows freely
After any roof clean, the gutters should be emptied of moss and debris and the downpipes should flow freely. Moss inevitably falls into the gutters during cleaning, so this step is essential. Gutter vacuuming is included in all of our roof packages.
Your garden and paths are left tidy
A professional team should leave your property as clean as they found it, or cleaner. Fallen moss should be cleared from paths, patios, driveways, lawns and flower beds, and all waste should be bagged and taken away. One of our customers in Leighton Buzzard told us her garden was tidier after we left than before we started, and that is the standard we aim for on every job.
What Changes Over the Following Weeks
Here is a simple guide to how your roof continues to improve after a heated clean.
|
Timeframe |
What you can expect |
|
Same day |
Moss removed, original tile colour visible, tiles still damp and darker, gutters cleared, garden tidied |
|
A few hours later |
Tiles dry to their true colour, any lighter patches become easier to see |
|
First 2 to 6 weeks |
Remaining lichen spots and light staining fade as the biocide works and rain rinses the roof |
|
First few months |
Tone evens out further, roof looks consistently clean |
|
Following years |
Biocide slows regrowth, with a 3 year no moss regrowth guarantee on Bronze and Silver and 5 years on Gold |
How long the result lasts depends on shade, nearby trees and the direction your roof faces. You can read more in our article on how long a roof clean lasts.
What Problems Can Cleaning Reveal?
Moss can hide a great deal. Once the roof is clean, it is much easier to see its true condition, and a good roof cleaning company will tell you about anything they spot. Common findings include:
- Cracked or chipped tiles that were hidden under moss
- Slipped tiles that have moved out of position
- Cracked or missing ridge mortar along the ridge and hip tiles
- Worn tile surfaces on older concrete roofs
- Damaged lead flashing around chimneys and dormers
It is important to understand that cleaning reveals these issues rather than causes them. We take before and after photos and let you know about anything that needs attention, so you can plan any repairs with confidence.
What a Roof Should Not Look Like After Cleaning
Not every roof cleaning company works to the same standard. These are the warning signs of a poor job:
- Broken or cracked tiles caused by people walking on the roof carelessly
- Stripes, streaks or patchy lines from a high pressure lance held too close to the tiles
- Ridge mortar blasted out or ridge tiles left loose
- Water stains in the loft after cleaning, which can indicate water was forced under the tiles
- Moss left in the gutters or downpipes, causing overflows at the next rainfall
- Moss and debris left in your garden, on your car or on neighbouring properties
- Runoff marks or stains on render, windows or conservatory roofs
If you see any of these, ask the company to come back and explain.
Questions to Ask on Completion Day
When the team finishes, it is worth asking a few simple questions:
- Can I see the before and after photos?
- Were there any damaged tiles, slipped tiles or mortar issues?
- Have the gutters and downpipes been cleared?
- When should the remaining lichen spots fade?
- When can sealing be applied, if it is part of my package?
- What guarantee comes with the work, and how long does it last?
A good company will be happy to answer all of these clearly.
Aftercare Tips for a Freshly Cleaned Roof
- Keep off the roof. Walking on tiles can crack them, so leave any future checks to professionals.
- Keep your gutters clear. A clean every year or two stops debris building up again.
- Trim back overhanging trees. More sunlight and air help the roof dry quickly after rain, slowing regrowth.
- Look up after storms. Check from the ground for slipped tiles or debris.
- Keep your paperwork. Store your photos and guarantee somewhere safe. They are useful for insurance and if you sell your home.
Frequently Asked Questions
Why is my roof still a bit patchy after cleaning?
Patchiness on the day is usually caused by damp tiles drying at different speeds, faint lichen spots that are still fading, or lighter areas where thick moss used to protect the tiles. Most of these differences improve over the following weeks.
How long until the black spots disappear?
Lichen spots typically fade over the first few weeks after treatment as the biocide continues to work and rain rinses the roof. Very stubborn lichen can take a little longer.
Is heated roof cleaning safe for my tiles?
Yes. Heated cleaning uses hot water at low pressure, so it avoids the damage associated with high pressure washing. It is suitable for most concrete, clay and slate roofs, and we always assess the roof before choosing the method.
Can roof sealing be applied straight after cleaning?
No. Tiles must be completely dry before sealing, so it is usually applied once the roof has had time to dry out. We will plan this around the weather.
Do you provide before and after photos?
Yes. We provide before and after photos so you can see the results, even if your roof is not easy to see from the ground. You can also view examples in our gallery.
See the Difference for Yourself
A professionally heated cleaned roof should look dramatically cleaner on the day, with the original tile colour restored, gutters clear and your garden left tidy. The results then continue to improve over the following weeks as the biocide does its work.
